Existing Dwellings
From January 1st 2009 all existing dwellings that are for sale or letting are required by law to have a B.E.R. certificate.
A B.E.R. for an existing dwelling requires the assessor to call to the property and carry out a survey of the dwelling (external and internal). The information obtained during the survey is entered into the DEAP software to determine the energy rating of the dwelling.
To carry out the survey the assessor will need access to every room in the dwelling, attic and boiler room to obtain information on room sizes, number and type of windows/doors, type of space and water heating, levels of attic insulation and the type of ventilation.
The survey will take 1-3 hours depending on the size of the dwelling.
